What Barn Door Hardware Do Builders Use in NZ New Builds?
If you're a builder or tradie speccing internal doors for a new build, barn door hardware has become a standard inclusion not a specialty request. Clients want the look, the space saving practicality works in tighter layouts, and the hardware itself is straightforward to install when you know what you're choosing.
This post covers what builders are actually using on NZ new builds, what to consider when specifying, and how Estrada's systems are designed to make your job easier.
Why Barn Doors Are Now a Standard Spec in New Builds
New Zealand homes have been getting smarter about space. Open-plan layouts, ensuite access doors, laundry nooks, and home offices all benefit from sliding door systems and barn door hardware gives you a surface mounted solution that's quick to install and doesn't require the wall framing modifications that cavity sliders demand.
Barn doors are often custom made to suit the opening, and the exposed hardware is very much part of the finished look. Clients are choosing these systems precisely because the rollers and track are visible. That shift from hardware as something to hide, to hardware as a deliberate design feature is why specification has moved upmarket and why builders are being asked for it by name on more projects.
The Three Roller Systems Builders Spec Most
Estrada systems are purpose-built for the NZ market, hand-assembled in Auckland, and made using New Zealand steel. Here's how our three main roller systems are being used in new builds:
Flat Roller System
The most popular choice for clean, contemporary new builds. The Flat Roller has a minimalist design that complements the door without competing with it. It suits painted timber and MDF doors across a wide range of opening sizes and is the go to for bedroom sliding doors, ensuite entries, and anywhere the brief calls for a modern, no-fuss finish.
Best for: Modern residential builds, urban apartments, entry-level spec homes.
Curve Roller System
The Curve Roller sits between minimalist and decorative; still contemporary, but with a touch more character. This is the system specified for Stew and Gill's architecturally designed home featured on Grand Designs New Zealand.
Best for: Mid-to-high spec residential builds, second lounge or closing off the kids nook.
Spoke Roller System
The Spoke is Estrada's most distinctive system. The open spoke roller wheel has become a preferred choice in architecturally designed homes and commercial fit-outs, used in hospitality, office partitions, and high-end residential projects where the hardware is part of the design intent, not an afterthought.
Best for: Architecturally designed homes, commercial spaces, feature doors.

What Builders Need to Know Before Specifying
Track length: A rough guide is the track should be at least twice the width of the door opening — for a 900mm opening, that's a minimum 1800mm track. Estrada tracks are available from 1.4m right up to 6m+ so wide openings and multi-door configurations aren't a problem.
Track mounting and fixing: The track mounts above the door opening and needs to fix solidly into the framing behind. Fixing directly into timber is the key for heavy doors so avoiding compressing the GIB between the track and timber is critical. Using GIB inserts we remove this problem all together and eliminate the risk of a sagging door over time.
Door thickness: Estrada systems are adaptable and can accommodate any door thickness. Standard NZ interior doors run around 35-40mm and can work with no adjustment needed.
Soft close kits: Worth speccing on every installation. Soft close protects the door, the frame, and the hardware — and clients expect it on anything premium. Estrada soft close kits are designed to work seamlessly with all three roller systems.
Clearance spacers: If the door sits over skirting boards or an uneven wall, clearance spacers bring the track out from the wall to keep the door running parallel. A small detail that makes a big difference to the finished result.
